Kerb appeal counts for a lot

img_2941So picture the scene. Winter has taken hold, the hanging basket that wouldn’t have looked out of place at Chelsea Flower Show is dead and the Christmas tree is shoved in the corner of the driveway as you forgot to put it out for recycling. Again!

If you are thinking of marketing your property in the next few months then it isn’t a bad idea to step back and have a look at the outside of your house. Properties don’t always sell themselves in the darker, colder months but buyers are no less likely to make quick judgements about properties, irrespective of the season.

In recent years, consumer feedback has moved Estate Agents marketing material away from individual room descriptions and itineries of fittings and fixtures. Lots of large, colourful images and floor plans are the fashion and many buyers build shortlists and dismiss properties that could suit based on little more than the first couple of pictures when looking at websites like ours or Rightmove.

Kerb appeal is everything. People buy with their eyes so try and have a look at your house wearing a buyers hat. As well as falling for your next home on Rightmove or Peterjoy maybe have a look at what is in your price bracket and assess what you’ll be competing with. Which houses make you stop and look? Is there a chance buyers might choose that property over yours on first glance? Think about what draws you to the ones you hover on. Maybe a simple tweak or fix will elevate your home, banishing the competition to second choice-fall back-possibilities and push your click through rate through the roof. Properties can look first class in the Winter months;  Consider some potted evergreens – twinkly fairy lights on a topiary tree look nice for evening viewings – and a smart new doormat will stand out at this time of year.
